I’m Elizabeth Santos and for business I am focused on two things — clients and office space in South Florida. I want to help my clients make informed decisions about their office space. My approach is strategic rather than merely transactional. I specialize in creating business solutions that integrate an organization’s strategy and vision.
I do this by being an expert on office space in South Florida. With over 20 years experience as an office broker in Miami, my experience and connections are strong and deep. I have established myself as a market leader and recognized expert in my market place.
I represent both tenants and landlords which gives me a very balanced perspective. For landlords, I create strong, creative leasing strategies that provide solutions and, more importantly, results. For example, in March 2012, I began representing the Offices at Palmetto Bay Village Center, a 280,000 sq. ft. office park in Palmetto Bay. In just a year, I (with my partner Scott Sime) leased over 78,000 sq. ft. at the property. Over the years, I have completed over 650 lease transactions so my experience is extensive.
For tenants, I work with companies seeking to renew or relocate their office lease. I also help companies dispose of unneeded office space by either subleasing the office or negotiating an early termination. I help office tenants navigate through the complexities of an office lease while making sure they are getting a fair deal. Landlord brokers know me, respect me and work to make sure that my clients get what they want and deserve.
I have expertise in space planning, lease negotiation, financial analysis, budgeting and construction management. Currently I am President of WorkSpace Realty, a boutique commercial real estate firm. From 2002 – 2011, I was with CB Richard Ellis, the largest provider of commercial real estate services in the world. My experience at CBRE gives me a great perspective and allows me to provide institutional quality services to my individual clients.
In the past several years, I have completed over 300,000 SF of lease transactions within Miami Dade County with a focus on the Airport West submarket. I am an acknowledged expert in this submarket and have negotiated multiple transactions with virtually every major landlord in Miami.

I have two great kids. One is in medical school and the other is attending UF. I am the former Chair of the Economic Development Council of South Miami-Dade, so I am actively involved in the future of our community.
